Liquidation auction will provide chance to buy home in retirement village

The Michael James Organisation will conduct a liquidation auction on Wednesday, 11 March, to sell a two-bedroomed home in a secure, sectional-title retirement development in Somerset West.

The property on offer – No. 838, Cranberry Crescent - is situated in the Bredell area of Helderberg Village and measures 177m², says the auction house’s Samantha James.

Apart from its two bedrooms, which both have en-suite bathrooms, the home includes a spacious lounge/living area leading to a kitchen and scullery, and a guest toilet, she says. “There is also a double garage with direct access to the inside of the house.”

The tranquil retirement estate in which the property is situated offers a first-class health care centre, a state-of-the-art security access system, dams and walking paths, James adds. “The estate, which is spectacular and extremely well maintained, also has a nine-hole golf course, bowling greens and a heated swimming pool.”

James points out that all purchasers and occupants must be 50 years of age or older and pass a medical interview to become a resident at Helderberg Village. “Occupation is limited to two people per unit,” she says.

The property may be viewed between 2pm and 4pm on Sunday, 8 March, and all clients will be taken to the unit by Michael James Organisation staff. The auction will be held in the car park at the West Gate, Bakkerskloof Road, Somerset West.

The terms and conditions of the auction include payment of a 10 percent deposit on the fall of the hammer, with the balance payable on registration of transfer. The purchaser will also be required to pay VAT, over and above the purchase price.

To register to bid at the auction, each potential buyer must provide FICA documents: a copy of their identity document and proof of residence.
