The Michael James Organisation will offer a four-bedroomed home for auction on site in Kleinmond on Wednesday, 13 August.

The property is near the sea and could serve as a primary residence or a weekend getaway home, says the auction house’s Alan Scully.

“Kleinmond is a vibrant coastal town that is ideal for weekend and holiday getaways, and we anticipate that this property will appeal to those who enjoy home entertaining,” he adds. “The town, which is set between the Palmiet River and Kleinmond Lagoon, offers fresh- and saltwater sporting activities such as canoeing, swimming and angling. It also has beautiful beaches with blue flag status, which are ideal both for swimming and walks along the shore.”

35, 3rd Avenue, Kleinmond (Erf 4505), has an extent of 595m². “This spacious home includes an entrance hall; and its open-plan lounge, dining area and fitted kitchen; scullery and games room all lead out onto an entertainment area with built-in braai and Jacuzzi,” says Scully.

“There are also four bedrooms, two with en-suite bathrooms, a guest bathroom and a separate toilet. A single garage, measuring one-and-a-half times the normal length, which provides direct access into the home, completes the property.”

The home may be viewed between 2pm and 4pm on Sunday, 10 August, and the auction will take place on site at 35, 3rd Avenue, Kleinmond, at 11.15am on 13 August. More details and photographs are available on www.michaeljames.co.za, reference: 537.

The terms and conditions of the auction include a 10 percent deposit plus commission on the fall of the hammer, with the balance on transfer. A copy of each bidder’s identity document and proof of residence will be required for auction registration.
