Eastern Cape residence has been improved to accommodate offices

A Walmer, Port Elizabeth, property that is zoned residential but is currently being used as offices will be submitted for public auction by Michael James Organisation Eastern Cape, as instructed by the trustees in the matter of Insolvent Estate 33 Union Road Trust, Masters Reference: S77/2013.

This is according to Rolene Kotze of the auction house, who says the Eastern Cape property – which is centrally situated at 33 Union Road, Walmer - is 1 434m² in extent.

“The main dwelling on Erf 1868, Walmer, measures about 286m². An unusual feature is a Koi pond in the middle of the building, with 11 rooms leading off it,” she says.

Although this property is zoned as a residence, the interior has been significantly improved to accommodate offices, a boardroom and ablution facilities, she adds. “It includes state-of-the-art finishes and all the windows are burglar-proofed.”

There is also a garden cottage with one bedroom and a bathroom, and, in addition, the property offers a single garage and an outbuilding that measures ±82m².

The property may be viewed between 2pm and 4pm on Sunday, 18 May, and will be auctioned on site at 33 Union Road, Walmer, at 11am on Wednesday, 21 May.

The terms and conditions include a 10 percent deposit payable on the fall of the hammer, with the balance payable on registration of transfer. “The purchaser will also be liable for all outstanding rates and taxes and municipal fees,” says Kotze.

A copy of each bidder’s identity document and proof of residence will be required for auction registration.
